PLANS to convert a family home in Bridgwater into a six-bedroom House of Multiple Occupancy (HMO) have been submitted to Somerset Council.

QL Real Estate Ltd has requested a Certificate of Lawfulness for the proposed development at 29 Bath Road. The property is currently a two-storey mid-terrace dwelling.

The proposal involves the internal reconfiguration of the property to create a six-bedroom HMO with shared kitchen and communal facilities.

According to the planning statement, a loft conversion has been completed to provide additional internal space, with no dormer or alteration to the existing roof profile.

“The proposal does not include any extensions or external alterations and retains the property’s existing residential appearance”, the statement adds.

Current legislation stipulates that the use of a house as a small HMO for “not more than six unrelated individuals” does not require planning permission, subject to certain requirements.

Pending approval, a Certificate of Lawfulness would provide the applicant with the legality to use the property as an HMO.

It is a similar application to an HMO planned for Church Street in Eastover, in which the applicant sought a Certificate of Lawfulness to convert the property into seven bedrooms.
