PLANS have been submitted to Somerset Council for permission to build a new housing estate in the Sedgemoor area.
Coln Residential Ltd has applied to construct 28 dwellings along with highway access, landscaping, and associated works on land to the north of Hellier's Lane, Cheddar.
The proposed development would span 2.78 acres over three adjoined sites, including land owned by Cheddar Nurseries, a former plant nursery that is run by a local family.
According to the applicant: "The eldest members of the family are now approaching retirement age and wish to maintain a smaller more manageable business, the land is therefore excess to their requirements as the stock is bought in from suppliers rather than being grown on site.
"There will be no loss of employment as currently and for the past few years only family members are employed."
Of the proposed 28 new homes, six would be made affordable; four of these would be one-bedroom properties, and the remaining two would feature two-bedrooms.
The remaining 22 open market dwellings would be comprised of six two-bedroom homes, eleven three-beds, four four-beds, and one five bedroom property.
If plans are approved, a new access route would be created from Hellier’s Lane, designed to accommodate pedestrians, cyclists and vehicles.
Other plans for the site include a 3m wide bat-corridor around a section of the perimeter, and soft landscaping to benefit local wildlife.
A drainage (attenuation) pond could also feature in the south-west corner of the site, to reduce risk of flooding and provide ecological and visual benefits.
A 'focal green space' is planned to feature at the centre of the development, with 'timber natural play' and the retained focal oak tree, which remains important for bat foraging.
An internal shared street would help to create a low-speed environment, with a variety of parking options to be considered and implemented into the current design.

Public consultation on the plans is welcomed until Thursday, February 15, and approval could be given from Friday, February 16.
