TWO major applications proposing to build a total of more than 1,000 homes off of Bridgwater's Quantock Road have been submitted this week.

Cavanna Homes has submitted a large application for 238 homes, with outline proposals for a further 437 homes, and a primary school.

Within the same week Persimmon Homes Severn Valley has also put forward plans for 113 new homes on land to the south of Quantock Road, as well as outline permission for a second phase consisting of 240 homes.

The larger, application from Cavanna Homes is for land to north of Quantock Road at Cokerhurst Farm on Wembdon Hill.

The site, consisting of approximately 31 hectares comprises agricultural land and pockets of woodland.

Two new access roads are proposed off the A39 with further access for buses, emergency vehicles, pedestrians and cyclists from Inwood Road.

The plans also have 2.2 hectares of land set aside for a two form entry primary school, three sections of green public open space, as well as a new neighbourhood centre for retail and community use.

Cavanna Homes say the application will provide a significant boost to the supply of housing in the area, as well employment benefits during construction and management of the site upon completion.

The Persimmon plans concern land to the south of Quantock Road, a site of four agricultural fields approximately 14 hectares in size.

The southern boundary backs onto the rear of residential properties from Holford Road, Hestercombe Close, Tetton Close and Heathcombe Road while the northern boundary runs along the A39.

To the east is the Quantock Road cemetery, to the west is open countryside.

A spokesman for Persimmon Homes said: "This development will ensure a provision of a range of house types, sizes and tenures, and ensure an appropriate relationship between development density, street hierarchy, and building heights to respect the quality and character of the surrounding area.

"The development of land west of Bridgwater forms a logical extension of the town supported by its pattern of growth over a number of years."

The main access to the site proposed is via the A39 Quantock Road.

Persimmon say the site is along a key approach into Bridgwater and has good links for services and public transport, and the development will create public open space that is also used for water attenuation.

A pre-application consultation saw leaflets handed out to 380 homes within a 400m radius of the site, with 21 responses received.

The replies from residents highlighted concerns over additional traffic flow on the A39, integration with the existing development of Durleigh to the south, the level of parking, impact on local infrastructure and the provision of affordable housing.
