WOOLAVINGTON could be set for up to 125 new homes on land north of Cossington Lane, it has been revealed.

Gladman Developments submitted the plans for a ‘screening opinion’ to see whether an Environmental Impact Assessment needs to carried out.

Gladman states that Sedgemoor District Council’s emerging local plan concluded that Woolavington is capable of sustaining an additional 225 houses up to 2032.

Gladman says the 15-acre site, which is currently used for agriculture, is within walking distance of Woolavington’s local amenities.

As well the 125 homes, Gladman is also proposing areas of public open space, a community orchard and play facilities. There are also plans for engineering works which will need to be undertaken for a drainage system.

In the application, a Gladman states: “There is also allowance for community facilities that may emerge through the consultation process which are fairly and reasonably related to the proposed development.”

A new, single access road would be built off Cossington Lane via a priority junction, although Gladman says the proposal is subject to an ongoing investigation and will be discussed with Somerset County Council’s highways officers.

Gladman says it will ‘deliver a range of market and affordable housing types’.

The application states: “Residential building heights at this stage would be expected to be in the normal two, two-and-a-half and three-storey range.

“Dwellings will be accessed via a hierarchy of estate roads to private drives.

"The site could be brought forward for development quickly as no major infrastructure is required to facilitate development of the scale proposed.”

Gladman does not believe an environmental impact assessment is necessary because it says the development is ‘unlikely to result in significant effects on the environment’.

A concerned resident has already put a up a sign by the field urging people to be aware of the application.
